A new Cleaning Protocol.

In an announcement that they released on Monday, April 27, they will launch a new Cleaning Protocol in May. This will have enhanced procedures and guidance on how to clean every room in a home. These will also include a learning and certification program to empower Airbnb’s host community. Aside from that, guests will also be able to identify and book their accommodations included in this program as soon as the hosts enroll.

The company has previously published a cleaning checklist for hosts that detailed the basic cleaning requirements. They created the said checklist based on the recommendations from the Centers for Disease Control and Prevention (CDC). Hosts must keep a copy to refer to while cleaning. This includes ventilating the rooms, washing hands, wearing disposable gloves, disinfecting every room, and checking expiration dates on supplies among others.

Airbnb property owners now have to wait for at least 24-hours between guests

Airbnb has begun requiring property owners to wait for at least 24-hours after check out and before another reservation comes through. This new requirement came from a suggestion from the CDC. This implies addressing the possibility of particles that may stay airborne for a few hours. Listings enrolled in the new Cleaning Protocol will be available for stays immediately after the host has performed the enhanced cleaning.

Airbnb’s new feature: Booking Buffer.

If a host didn’t commit to the new Cleaning Protocol, they can opt in to a new feature called Booking Buffer. This creates a vacancy period between stays. This will make hosts commit to keeping their properties empty for a set period of time after checkouts and before another reservation rolls in. Reservations will be automatically blocked during that time frame set for 72-hours.
